What can a CPA help a Realtor or real estate agent with?

Working with a CPA who understands real estate commission income can go beyond preparing a tax return. The level of support depends on what your business actually needs.

What bookkeeping does a Realtor need?

At a minimum, Realtor bookkeeping should clearly track commission income and the ordinary expenses of running the business so the records are useful for both tax preparation and business decisions. Should a Realtor or real estate agent have an S corporation?

Sometimes—but an S corporation isn’t automatically the best choice once a Realtor reaches a particular income level. The potential tax benefit needs to be weighed against reasonable compensation, payroll, additional tax filings, administrative costs, and the way the business actually operates. We can help evaluate whether and when an S corporation makes sense for your real estate business.

How should Realtors handle quarterly estimated taxes with commission income?

Because commission income can vary significantly throughout the year, simply dividing last year’s tax by four may not always give you the clearest picture of where you stand. Proactive tax planning can use current income and expected commissions to update projections and help you make more informed estimated tax payments.

What expenses can Realtors and real estate agents deduct?

Realtors may have deductible business expenses such as advertising and marketing, MLS and professional fees, continuing education, business technology, certain vehicle expenses, and qualifying home office costs. What is deductible depends on the facts, and good records matter. We focus on identifying legitimate business expenses and documenting them properly—not simply trying to label everything a write-off.

Do I need to hire Fortitude for both Realtor bookkeeping and tax preparation?

No. Tax preparation and bookkeeping can each stand alone. You can also add proactive tax planning when it provides meaningful value. If Fortitude handles your bookkeeping but not your tax return, bookkeeping does not include tax advice or tax planning. We’ll help you understand the available options without requiring you to purchase services you don’t need.

When should a Realtor work with a CPA instead of only using tax software?

Tax software can prepare forms, but it doesn’t necessarily help you decide how to structure your business, plan for changing commission income, evaluate an S corporation, or build better financial systems.
